Cancellations/Deposits

Initial Payments are subject to a $50 cancellation fee on a weekly reservation and a $100 cancellation fee on a monthly reservation. Weekly reservations must be cancelled at least 45 days PRIOR to arrival date.
Monthly reservations must be cancelled at least 60 days PRIOR to arrival date.
Initial Payment is forfeited if above mentioned guidelines are not adhered to.

Cancellations/Paid in full

No refunds will be given after the balance has been paid in full. If there is any possibility that you may not make it – please consider **Travel Insurance.

Changes to the Reservation

There is a $50 fee for any changes made to the reservation…change of dates, or cancellation of a portion of the reservation for example.

Check-In

Check-in time is at 4:00 pm. We will call you on the cell phone you provide if the unit becomes available prior to this.

Check-out

Check-out is 10:00 am. You will be charged for unauthorized late check outs.

Cleaning Fee

A cleaning fee is included and specific to each unit. Please leave the sheets in a pile on the bed and No more than one load of towels. Do not leave dirty dishes or garbage behind. Leave it as you found it.  Any furniture must be in original place.  Sofa bed must be stripped and closed.  You will be notified prior to charging for any extra cleaning fees.

Confirmation Delivery

Reservation confirmation will be sent via email within 2 working days of the order being placed. If availability or dates are an issue you will be notified and asked whether you wish to proceed with the revised reservation. If you still have not received your confirmation after 3 days, please call the office 727-596-0109.

Construction

Unfortunately we are not able to predict the onset of construction activity near our rentals and consequently will not be able to inform our guests. We cannot give refunds or adjustments due to construction activity.

Damages

Any damages not reported within the first 24 hours will be considered your responsibility. Normal wear and tear is not considered to be damages.

Deposits

A credit card deposit of $250 per week of reservation is required to hold the reservation. It is applied to the total cost of the reservation.

Rates/Holidays

Three Palms reserves the right to change posted rates at anytime without notice. Three Palms charges a 10% increase on Holiday weeks. New Year, July 4th, Thanksgiving, Christmas.

Emergency Phone

The emergency phone is available after hours up until 12:00 am. Emergencies are: AC not cooling. Major leaks, No refrigeration, and *lock outs. Emergency phone service is not guaranteed after Midnight.

*Lock outs

There is a $50, cash on arrival, fee for lock outs.

Lost and Found

Items left and not claimed will be given to Goodwill. Items requested to be returned are subject to a $15 Service Fee and will be sent COD.

Maid Service

This service can be requested for a fee (to be determined).

Maintenance

Should any equipment be found to be inoperable, or break down during your stay, every effort will be made to get it up and running as soon as possible. Access to the unit is mandatory.  No compensation will be given for equipment that has broken down. In special cases (at our discretion) you may be given an option to move. The fee is $125.00

Messages and/or Mail

Please have your mail either delivered to the office or the nearest Post Office…NOT THE UNIT. Please inform the office if you are expecting any mail or messages.

Occupancy

Maximum occupancy is noted in the units description and includes visitors. Exceeding this limit is terms for immediate eviction without compensation.

Parking

Each unit has one designated parking spot. A second may be available upon request. We cannot accommodate more than 2 cars. *No other type of vehicle is allowed on premises.

Payments

Visa, MasterCard, Discover, Amex. Check payments are accepted for the balance due. Any fees associated with any form of payment will be charged to the guest. All payments must be made in US Dollars $.

Pets

No pets are allowed without authorization and payment of pet fee. Pet fee is $150 + tax. Having unauthorized pets in the unit will result in $168 fine, as well as possible eviction and forfeiture of rent.

Pools and Hot Tubs

Children under 12 are not allowed in the hot tub. Toddlers must wear some type of swimming gear to use the pool. Should the pool or hot tub close for any reason, no compensation will be given.

Refunds

No refunds will be made after the deposit due date.
Please consider obtaining **Travel Insurance.

Rental Availability

Rarely, our condos or homes may not become available for your reserved dates.  This is usually due to some major event such as storms, water, unit sold, etc.  We reserve the right, without liability or prior notice, to place you in a comparable or upgraded unit at our discretion.

Reservation Confirmation

Any reservation not made on a Saturday-Saturday basis, must
be approved by the office before it will be confirmed.

Reservation Fee

An administrative fee of $50 is included in each reservation made.

Sales

Owners reserve the right to allow showing of the unit by agents or themselves to qualified buyers, by appointment and with at least 2 hours notice to the guest. Consideration is left to the owner.

Smoking

All units are non-smoking. Any evidence of smoking in the unit will be considered as damages and charged accordingly.

Security Deposit

You are required to leave a credit card on file. We reserve the right to charge up to $500 in damages (with documentation).

Tax

Tax is currently 13%. This applies to rent and all fees that are a condition of the rental.

Telephone/Internet Access

These services are optional provisions made by the owner.
No refunds or compensation will be made should these fail.
The extent of these services are listed in the unit’s description.

**Travel / Damage Insurance

Niether Travel, nor Damage insurance is included in the cost.  These must be purchased separately.  This is strictly your preference.  Not mandatory.
